Common Questions
Straight answers, before you call.
What homeowners ask us most about their roofs, estimates, and the rest of the exterior. If yours is not here, ask us anyway.
Estimates & Pricing
How much does a roof estimate cost?
Nothing. Estimates are free and there is no obligation. Roofing is priced per property after an inspection, because the scope depends on roof size, pitch, access, the number of existing layers, and the condition of the decking underneath. You get a written estimate up front, with no surprise numbers halfway through the job.
Do you offer financing?
Financing is available through Hearth, a third-party lender. You apply directly with Hearth on their own secure site, and any rates or terms come from them, not from us. Start from our financing page and the application opens in Hearth.
What happens after I ask for an estimate?
Call or send the form and describe what you are seeing. We inspect the whole roof system, then tell you what needs doing now, what can wait, and what is fine, in plain language and with photos. You get a written estimate before any work starts.
Repair & Replacement
Do I need a new roof, or can it be repaired?
Often it can be repaired. A roof with plenty of service life left can still leak from a single cracked pipe boot, a lifted shingle course, or flashing that was never sealed correctly. We trace the leak to its actual entry point and tell you plainly which situation you are in. If a roof is genuinely at end of life we will show you why rather than asking you to take our word for it.
Why does my ceiling stain not line up with the damage on the roof?
Because water travels. It runs along decking and rafters before it finds a place to drip, so the stain inside is often several feet from the breach outside. It is also why a suspected roof leak sometimes turns out to be entering at a window head or a poorly flashed wall-to-roof transition instead. We handle siding, windows, and doors as well as roofing, so we can chase the leak to wherever it actually starts.
What is included in a roof replacement?
A complete roofing system, not just shingles. That means full tear-off of the existing roofing, underlayment, ice and water shield at the eaves, valleys, and penetrations, ridge and soffit ventilation correction, step, counter, and chimney flashing, and drip edge and gutter apron. Skipping any of those details is where most premature roof failures start.
Do you clean up after the job?
Yes. Every job ends with a full job-site cleanup and a magnetic nail sweep, so you are not finding roofing nails in the driveway or the lawn afterwards.
Emergencies & Storm Damage
Do you handle emergency roof leaks?
Yes. When water is actively coming into your house the priority is stopping the damage, not finishing a repair, so we respond to secure the roof: tarping the affected area, clearing what can safely be cleared, and stabilising openings. We photograph everything before the temporary work goes on, which is the record an insurance adjuster needs. Calls received outside business hours are returned as soon as possible.
Can you document storm damage for my insurance claim?
Yes. We document storm, wind, and hail damage with photographs and a written condition report. On emergency calls we photograph everything before the temporary work goes on, because that record is what an insurance adjuster needs and it is very difficult to reconstruct once a tarp is in place.
What should I expect on an emergency call?
The priority is stopping the damage. We secure the roof by tarping the affected area, clearing what can safely be cleared, and stabilising openings so the interior stops taking on water. Once the house is dry we assess the permanent repair with you in daylight and without pressure.
Inspections & Maintenance
Do you inspect roofs for buying or selling a house?
Yes. We do pre-purchase and pre-sale inspections, as well as inspections for suspected storm damage or simply to find out how much life a roof has left. We check the surface, flashing, penetrations, ventilation, decking, and the attic, then give you a photographed written report with a remaining service life estimate.
What does a roof maintenance plan involve?
Scheduled seasonal inspections, clearing debris from valleys and roof planes, checking gutter and downspout flow, renewing sealant and exposed fasteners, and checking flashing and penetrations. Minor repairs are handled during the visit, and you get a written condition report each time. We build the schedule around your roof: its age, material, pitch, and how much tree cover it sits under.
Windows, Siding & Doors
Do you do more than roofing?
Yes. Alongside roof replacement, repairs, maintenance, and inspections, we install replacement windows, entry doors, and siding. The exterior works as one system, which is why we look at the whole envelope rather than only the part above it.
Should I repair or replace my windows?
It depends on the window. If a room is cold all winter or a sash has to be forced, that is a comfort problem with a running cost attached, but not every one needs replacing. We will tell you plainly whether a reseal, a repair, or a replacement is the right answer for the window in front of us.
Is new siding just cosmetic?
No. Siding takes wind-driven rain sideways, and what sits behind it matters as much as the siding itself. We install a continuous house wrap with a drainage path at the bottom edge, and fit the trim, soffit, and fascia as part of the same system, because those are the details that fail first.
